Pilates Addiction is Coming to 373 S Pearl Street

373 S Pearl Street has a new tenant. Pilates Addiction, the reformer fitness concept from Sequel Brands, signed a ten-year lease for the 1,936 SF retail space on April 30. I represented the landlord.

The space sits in a single-story mid-century retail building that houses both 373 and 375 South Pearl, next door to the Candlelight Tavern, a neighborhood bar that's been pouring drinks on the street since 1957.

Last December, Florence Supper Club opened at 375 following a lease I brokered earlier in the year. Pilates Addiction will join them once the buildout is complete later this year, giving the block a mix of uses that didn't exist when the current owner took over in early 2025: classic Denver bar, contemporary Italian dining, reformer Pilates.

A space with a legacy in Denver

For more than seventy years, 373 S Pearl was home to McMahan Cleaners. The current owner purchased the building in January 2025 with the goal of bringing it into a new chapter without erasing the previous one. The work that followed was substantial: new HVAC, electrical, and lighting systems, a water heater, an ADA-compliant restroom, and a mop sink. The systems are modern. The shell is not, and that's the point.

The storefront still has its original pylon sign and drive-up bay, both unmistakably mid-century, both impossible to get approved in new construction. They stay. South Pearl runs on character earned over decades, and ownership understood that before going to market.

A dynamic tenant mix creates a story of place

A single lease changes a property. Three active operators on the same block change a corridor. Florence Supper Club, the Candlelight Tavern, and now Pilates Addiction offer three separate reasons to visit this stretch of South Pearl, and three different times of day to be there. The cumulative foot traffic, parking demand, and street activity each tenant creates make the next lease easier and the next neighborhood investment more obvious.

This is what we mean when we talk about block-level thinking on a listing assignment. A space's tenant mix is the most reliable signal for the next tenant's underwriting, and the work an owner does on a single building shapes the trajectory of everything around it.

About Pilates Addiction

Pilates Addiction was founded in 2022 by industry veterans, including former leadership from Club Pilates. The studio runs fifty-minute reformer classes on the patented Aurum™ Reformer, a proprietary machine that integrates a reformer, Wunda chair, ballet bar, and jump board into a single connected unit. Class formats range from strength to mobility, with an emphasis on biomechanical precision and hands-on instruction.

The studio environment is designed to feel more like a nightlife setting than a traditional fitness space, with immersive lighting and music meant to heighten energy and focus. The pairing of an unusually intense reformer workout with an exceptionally atmospheric room is the brand's signature, and we look forward to seeing this come to life at 373 S Pearl. Construction is set to start soon, with the opening planned for late summer of 2026.
