We’re nearing the midpoint of February. Hang on to your hats, folks. Property tax bills are in, CAM reconciliations are close behind, and for many, this is the time of year when deal flow starts feeling real again.

This report highlights a coffee drive-thru sublease opportunity and a turnkey salon or retail space in Jefferson Park, and offers a refresh on my active listings.

Neon Cowboy opened in late 2025 at Logan and Alameda and has moved quickly from concept to consistent neighborhood fixture. The space operates comfortably across dayparts and reflects a retail approach that prioritizes fit, function, and neighborhood relevance.

From a market perspective, the project demonstrates how alignment among concept, location, and design can support early durability in established neighborhood corridors such as West Wash Park.
