Market Report

March 10, 2026

DENVER, CO • MONTANA RAE, PRINCIPAL

I spent this morning at the Colorado Real Estate Journal Commercial Real Estate Expo, where panels covered Downtown, RiNo, DIA, and Cherry Creek.

The overall tone? Cautious optimism, with some sharp edges. If you missed the Expo, I’ve summarized the key takeaways in a new blog post linked below.

I’m also highlighting the Mattie Silks House at 2009 Market Street as this month’s Featured Listing, along with my full lineup of active lease and sale opportunities currently in the market.

As always, this report reflects work actively underway across Denver’s commercial landscape. If something you see here sparks a question or conversation, I’d love to connect.

Cranes, Concessions, and a City at a Crossroads: Observations from the 2026 CREJ Denver Commercial Real Estate Outlook & Expo

Denver’s commercial real estate market is entering a period defined less by collapse than by recalibration and a reset in pricing, development pacing, and investor expectations across several key submarkets.

Mattie Silks’ House | 2009 Market Street, Denver, CO 80205

Ballpark Commercial Property

This iconic two-story, freestanding building in the heart of Downtown Denver’s Ballpark District, 2009 Market Street, sits at the prominent corner of 20th Street and Market Street, directly across from Coors Field.

Comprising 6,595 square feet above grade plus a full basement, the property occupies one of the district’s most visible and historically layered intersections. Positioned approximately 200 feet from the gates of Coors Field, the building is surrounded by restaurants, retail, museums, and entertainment venues, and sits within a ten-minute walk of Union Station.

Currently built out as an office, the interior includes conference rooms, private and shared offices, collaborative areas, a wet bar, and a west-facing deck overlooking the stadium. The zoning designation (D-LD) allows for a broad range of uses within Downtown Denver.

The building is landmarked locally as Mattie Silks’ House. While not listed on the National Register of Historic Places, its distinctive Italianate-inspired façade is designated as a Denver historic landmark, preserving its architectural presence within the district.

A Building with a Story: Mattie Silks’ House

Few buildings in Denver carry a name as recognizable as Mattie Silks. In the late 19th century, Mattie Silks was one of Denver’s most well-known madams during the city’s early boom years. She operated a brothel at 2009 Market Street in what was then a rough-and-tumble frontier district serving railroad workers, miners, and businessmen.

Today, the landmark designation preserves the façade as a reminder of that layered history, a surviving physical link to the city’s formative era, and the larger narrative of Downtown Denver’s reinvention.
