With the official start of summer around the corner, Curated Commercial Real Estate is now just over 75 days in business.

Internally, momentum is better than I could have hoped. On the street, activity is picking up, but closing deals still requires a little extra patience, intention, and creativity.

I've got some good things in the works that I'm excited to share. I'm bringing a 4,533 SF freestanding restaurant with a 1,010 SF patio to market for sale in central Denver. A building like this, in this kind of location and condition, rarely comes available. It's exactly the kind of assignment I started Curated Commercial to take on.

I'm also pleased to present the tenant requirement for Noodles by Nina, a hand-pulled noodle concept seeking a second location.

Beyond active business, I'm highlighting a recent win: Cuff & Crease's new custom suiting studio at the historic Evans School redevelopment at 1115 Acoma Street in the Golden Triangle. We took that deal from LOI to signed lease in 17 days. Tough to do, but not impossible when the fit is right and everyone stays focused.

Freestanding Restaurant For Sale in Central Denver | 4,533 SF

Arts District on Santa Fe

I’m pleased to present a fully remodeled (2019) restaurant property with all key infrastructure in place, at a busy, walkable intersection in the Arts District on Santa Fe, just a few blocks from Burnham Yard.

Hand-Pulled Noodle Shop Seeking Second Location | Noodles by Nina

2,200 - 3,500 SF | Tenant Requirement

Noodles by Nina is a Denver fast-casual concept specializing in hand-pulled noodles and authentic Chinese cuisine. Founded by Nina Zhang, the restaurant opened on East 17th Avenue in 2025 and has built a loyal following through craft-driven food, efficient service, and the draw of watching noodles pulled by hand through a glass window. The first location is now bursting at the seams.

The restaurant carries a 4.8-star average across more than 360 Google reviews, has been featured in The Denver Post, Westword, and DiningOut Magazine, and generates approximately $250,000 in gross monthly sales.

Noodles by Nina is now seeking second-generation restaurant space for its second Colorado location.

Cuff & Crease Clothier Opening New Studio

Tenant Representation

Bespoke clothing studio Cuff & Crease, founded in 2019, has leased a ground-floor suite at the historic Evans School, an adaptive reuse of a 1904 Denver landmark in the Golden Triangle. The move keeps the studio in the neighborhood where it started, with an expanded footprint alongside the building's Schoolyard beer garden and café.

If you haven't been by the Evans School yet, or sipped a beer on the patio, I recommend stopping by. Cuff & Crease is about a month from opening, but the space is already taking shape.

This was a special one. I got to work with an awesome business owner, and it's a real testament to what's possible when tenants, landlords, and brokers move together and don't let time do what it so often does: kill the deal. We moved this one across the finish line in 17 days, from LOI to inked lease. Tough to do, but not impossible.
